**What You Will Do - Primary Responsibilities**
- Review the financial models for all business intelligence transactions prior to approval and closing.
- Analyze accounting documents, operational records, income, and expenses of tower site locations.
- Create financial forecasts for Senior Management to assist in better determining Organizational goals/budgets.
- Provide support with the recommendations to senior management, which may lead to a price adjustment, deal restructuring, potential termination or other actions to protect/optimize SBA assets.
- Assist in evaluating, designing, and implementing best practice business processes for the Business Intelligence department.
- Review and abstract legal documents to determine the financial impact on real estate-associated transactions and other departmental initiatives.
- Perform ongoing analysis of all site documents, operational records, income, and expenses of towers.
- Analyze present and past data, transactions, and results for the Business Intelligence Department.
- Tracking the performance, potential SBA asset risks, and financial results of the Business Intelligence Department to present to the Executive Team.
- Audit all reports ensuring documentation distributed to management is accurate.
- Initiate CRM workflows, reports, views, and processes for all groups within the BI department.
- Create workflows for CRM to automate investigations.
- Run automating data extractions using a combination of Python and SQL.
- Provide analysis of existing process/phase timelines to determine optimal efficiency. Make recommendations to modify timeline expectations based on the current resources.
- Coordinating with IT, BI Management, and other departments to facilitate report development in the data warehouse.
- Extract data and prepare interdepartmental reports from Strategic Initiative data.
- Provide detailed analysis of all initiative data and coordinate with other departments for reporting configuration.
- Coordinate with other departments to determine high-priority assets in the SBA portfolio.
- Work closely with the Site Administration, M&A, Property Management, and Accounting departments as part of a multidisciplinary team to smoothly integrate acquisitions or other BI initiatives.
- Other projects and duties as assigned.

**What You’ll Need - Qualifications & Requirements**
- Bilingual in English/Spanish or English/Portuguese preferred
- Bachelor's Degree in Management Information System preferred;
- and 0-2 years relevant experience. Experience in Mergers and Acquisitions a plus. Experience in Auditing a plus.
- Proficient in CRM and the SQL language.
- Advanced knowledge of Python is a plus.
- Advanced knowledge of MS CRM and Visio is a plus.
- Demonstrated knowledge and advanced proficiency working with Microsoft Office Suite software including Microsoft Word, Microsoft Excel, Microsoft PowerPoint and Microsoft Outlook.
