We are an established Specialist Disability Accommodation (SDA) provider managing a growing portfolio of NDIS-funded properties across Australia. Due to continued growth, we are seeking an experienced NDIS Property Portfolio Manager to oversee the performance, compliance, and day‑to‑day management of our SDA assets. This role is ideal for someone with a strong understanding of the NDIS, SDA regulations, and disability housing, combined with hands‑on property or asset management experience. Key Responsibilities Manage an SDA property portfolio to optimise occupancy, compliance, and financial performance. Oversee relationships with participants, SIL providers, support coordinators, and allied stakeholders. Ensure properties meet NDIS SDA Rules, Pricing Arrangements, and Design Standards. Coordinate maintenance, repairs, and capital works with property managers and contractors. Monitor tenancy agreements, vacancy management, and participant transitions. Work closely with internal teams on reporting, forecasting, and portfolio strategy. Support audits, compliance reviews, and NDIS reporting requirements. Identify opportunities to improve operational efficiency and participant outcomes. About You Proven experience in NDIS, SDA, disability housing, or social/community housing. Strong understanding of SDA pricing, compliance, and participant pathways. Property or asset management experience (SDA, residential, or community housing preferred). Excellent stakeholder management and communication skills. High attention to detail with a compliance‑focused mindset. Ability to work autonomously while contributing to a collaborative team. Strong organisational and problem‑solving skills. Desirable (but not essential) Experience working directly with NDIS participants or support providers. Knowledge of NDIS Quality & Safeguards Framework. Background in property, real estate, housing, or facilities management.
