Construction Manager – Residential Townhouse/Duplex Projects We are seeking an experienced Construction Manager to oversee the delivery of multiple residential townhouse and duplex projects in Melbourne’s south-eastern suburbs. This role suits a hands-on Construction Manager who is technically strong, commercially astute, and capable of managing projects end-to-end—from documentation and trade procurement through to construction, completion, and handover—supported by a dedicated team of Project Manager and support staff. Key Responsibilities - Take full responsibility for the end-to-end delivery of townhouse residential projects - Review and interpret architectural, structural, civil and services drawings - Prepare trade scopes of works and invite, assess, and negotiate quotes from subcontractors and material suppliers - Select and recommend subcontractors and suppliers in line with project budgets, quality standards, and timelines - Manage day-to-day site operations, sequencing, and construction methodology - Coordinate trades, suppliers, consultants, and building surveyors - Prepare and manage construction programs, budgets, variations, and progress claims - Ensure compliance with approved drawings, specifications, NCC, council conditions, and OH&S requirements - Conduct regular site inspections to maintain quality, safety, and productivity - Identify and resolve technical and construction issues proactively - Manage inspections, defects, and final handovers Essential Experience & Capability Requirements The successful candidate will demonstrate: - 8–10+ years’ experience in residential construction, with proven delivery of duplex or townhouse projects - Strong ability to read, understand, and coordinate works directly from construction drawings - Demonstrated experience in inviting, analysing, and managing trade and supplier quotations - Solid understanding of trade sequencing, construction methodology, and residential building materials - Proven capability in managing multiple trades and suppliers simultaneously - Strong commercial awareness, including cost control and variation management - In-depth knowledge of Victorian building regulations, NCC, and local council processes - High level of problem‑solving skills and decisiveness on site - Strong communication and leadership skills with subcontractors and consultants Qualifications & Requirements - Trade background or qualification in Building / Construction Management - White Card (mandatory) - Current Victorian Driver’s Licence #J-18808-Ljbffr
