We are seeking an experienced, motivated and detail-oriented Portfolio Property Manager to join our growing team at Ray White North Lakes / Mango Hill. This is a Monday-to-Friday, full-time role managing a well-structured portfolio of approximately 130 residential properties, with no leasing, trust accounting or business development responsibilities. You’ll be supported by a dedicated leasing team, modern systems, and experienced leadership who understand property management. This role would suit an experienced Property Manager who enjoys managing a clean, well-supported portfolio and values structure, teamwork and long-term relationships over high-volume leasing or business development. What you'll be doing - Manage a residential portfolio of approximately 130 properties - Provide exceptional, consistent communication and service to landlords and tenants - Conduct routine, entry and exit inspections - Coordinate and oversee maintenance and repairs efficiently - Negotiate lease renewals and rent increases - Manage arrears - Prepare and attend QCAT hearings as required - Maintain accurate records and transparency using Ailo and related systems - Act as a trusted advisor by understanding market conditions and providing proactive insights to clients What we're looking for - Experience as a residential Portfolio Property Manager - Strong knowledge of QLD property legislation and compliance - Excellent communication and negotiation skills - Strong organisational skills and attention to detail - Confidence using property management software (Ailo, Inspect Real Estate, Pricefinder, Realworks) - A positive, professional and customer‑focused approach - Current QLD Real Estate Certificate and Driver’s Licence (non‑negotiable) What we offer - Competitive salary package, based on experience - Company phone provided - Dedicated leasing team and strong leadership support - Modern systems and technology to make your role more efficient - Ongoing training through Ray White Corporate, in‑house learning and professional development - Supportive, collaborative team culture where your contribution is genuinely valued - Perks and benefits: Stunning city centre office spaces, Access to our Wellbeing Platform: TOGETHER, Employee discounts, Learning & Development Ready to join a team that values you?
